Every project is unique and we follow a tried and trusted three-step process from start to finish.

Step 1 – Define

Your brief, project requirements and timings are discussed and a plan of action is agreed. Then, through a period of consultation, information gathering, surveying and analysis of your people and buildings, we develop your brief into a defined design strategy and agree the way forward.

Step 2 – Design

We produce ideas and space-plans with examples and samples to an agreed concept design proposal showing the best fit, feel and optimisation of your proposed office space against your brief. Then, we develop a detail design specification with drawings, programme and fixed costs ready for implementation.

Step 3 – Deliver

Finally, we project-manage and deliver the fit-out, installation and move into to your new office interior, safely, on-time and within budget.

Workspace Analysis

Workplace analysis

Through a process of staff consultation and information gathering we find out and analyse how you work, what you like & dislike about your current environment and what you’d like to change. We define who’s who, staff numbers, organisational structure and how you communicate with each other. We define how much workspace is used and will be required. We discuss your culture, policies, image and branding to develop your project requirements and define the design brief.

Building Appraisal

Whilst understanding your people needs and space required we also assess the size and condition of your office premises, be it helping you select a new office building or reconfiguring existing space. We survey and produce Computer Aided Design floor plans and review the building’s specification including access & security to mechanical and electrical, IT infrastructure and its shared facilities to define the building constraints.

Space Planning

With space planning and interior design we match your people needs and design brief against the building constraints and see how everyone fits in and what the new office will feel like. We develop your design from conceptual ideas, colours, finishes, examples and product mood boards to an agreed layout and design.

Building Services

Building services and detail design

Alongside space planning and interior design we provide you the detail design and specification of the building services, architectural, technical and statutory elements for your office fit out. These include air-conditioning, IT and electrical distribution, audio- visual, lighting, fire and security, specialist joinery and furniture design. We work with approved building inspectors, planners, landlords and specialist consultants to comply with Building Regs, DDA, Planning and License for Alterations.

Project management

With the design drawings and specifications we produce a scope of works, programme and costs and finalise any contract terms prior to you proceeding with the fit out. We also deal with the set-up and ongoing aspects of Health & Safety, CDM, cost and change control, progress meetings and inspections during the delivery phase of your office interior.

Office fit out and refurbishment

Your office design now moves from the drawing board to the site. As a specialist contractor we fit out and refurbish your new office interior. Works include site management, demolitions, ceilings, power and lighting, air-conditioning, fire and security, data cabling, partitioning, audio-visual, signage, artwork, blinds, joinery, decorations and flooring.

With your office built we can supply and install any new furniture you need to go in it including desking, work chairs, soft seating, storage, screens, accessories, specialist and bespoke furniture. We work closely with a number of the UK’s leading manufacturers to provide coordinated, stylish and ergonomic furniture solutions to compliment and enhance your workplace.

Office Relocation

Office relocation

Lastly, we can help you with your move and relocation into your new office. We provide the crates, labels and labour to help you pack up, move and unpack at the other end. If you have existing furniture you want to reuse we can move and reinstall it. We also help with the recycling or disposal of any surplus old furniture and give everything a good clean on completion.


Ken Warner is the founder and managing director of Warner Associates with over 30 years experience designing and fitting out office interiors.

Educated in Architecture at Oxford Brookes University and 3-D design specialising in Furniture at Birmingham City University, Ken won the 1987 Designer into Industry national award and his first job specialising in workplace interiors.

Outside work, Ken’s interests revolve around his family, friends, golf, mountain biking, walking, camping, film, theatre, comedy, reading and occasionally catching fish!
